South West Ajax is the town’s affordable southwest corner, the streets south of Highway 401 running toward the Pickering border and down to Lake Ontario. It’s a settled, working, unpretentious pocket, with older detached and semi streets, some infill, and the western end of the waterfront close at hand. Rotary Park, near the mouth of Duffins Creek, and the William A. Parish Waterfront Trail anchor the south edge.
The pitch here is value and location. This is consistently among the more attainable corners of Ajax, and it’s well placed for commuters, close to both the 401 and Pickering GO across the line. Q1 2026 saw 26 sales, at the lowest average price of the Ajax communities we’re covering in this batch.

This is the most attainable of the Ajax communities in this batch. In Q1 2026, homes here averaged about $732,300, with a median around $721,300 (TRREB, Q1 2026 figures). There’s no live Durham stats block yet, so treat these as the current benchmark.
Well placed for commuters. Ajax GO on the Lakeshore East line runs about 50 to 60 minutes to Union, and being on the Pickering border puts Pickering GO within reach too, with trains roughly every 30 minutes. The 401 is right there, with the toll-free 412 linking north to the 407.
Yes, on a budget. You get parks, the waterfront, and both public and Catholic schools nearby, at some of the more affordable prices in town.
If you want value, quick highway and GO access, and the waterfront close by, yes. If you’re after a new-build home or a walkable main street, look elsewhere in town.

Cultural landmarks: the William A. Parish Waterfront Trail along the Lake Ontario shore, part of the Great Lakes Waterfront Trail and the Trans Canada Trail, with downtown Ajax and Pat Bayly Square a short drive east.
Hot local spots: this is a residential, value-first pocket rather than a dining strip… the restaurants are up on Harwood and across the line in Pickering.

Ajax is one of the more diverse municipalities in the GTA, with a median household income around $119,000, above the provincial figure, though this more affordable corner likely sits a touch below that. What We Love
The value and the location. This is one of the most affordable ways into Ajax, and it’s genuinely well placed: minutes to the 401, close to two GO stations, and a short trip to the waterfront and Rotary Park. For first-time buyers priced out of the north end, it’s a real entry point.
What We Don't Love
The housing stock is older and more mixed, so condition varies street to street and you’ll want a careful eye on any given home. It’s car-dependent, and the 401 along the north edge means some streets catch highway noise. Don’t expect new-build finishes or a walkable core here.
Real Estate

One of the better-connected corners of Ajax for commuters. Ajax GO on the Lakeshore East line runs about 50 to 60 minutes to Union, with Pickering GO also close given the border location. Durham Region Transit covers local routes, and the 401 plus the toll-free 412 (which links to the 407) handle the rest by car.

South West Ajax is served by the Durham District School Board and the Durham Catholic District School Board. Ajax options include Ontario Street, Applecroft and Bolton C. Falby public schools, J.
