South East Ajax is the town’s lakefront corner, the stretch south of Highway 401 and east of Harwood Avenue that runs down to Lake Ontario. It takes in the old Pickering Beach pocket, where postwar cottages have mostly given way to houses, and the newer family streets built up around Carruthers Creek. The draw is the water. Paradise Beach, Ajax Waterfront Park and kilometres of the William A. Parish Waterfront Trail are a short walk or bike ride from most of these streets.
It’s quieter and more residential than the Harwood core, and it doesn’t pretend to be a downtown-Toronto substitute. You trade nightlife and a short commute for lake breezes, big skies over the water, and streets where kids can ride to the beach. Q1 2026 made this one of the busier corners of the Ajax market, with 47 sales.

In Q1 2026, homes here averaged about $806,600, with a median near $803,000 (TRREB, Q1 2026 figures). That’s toward the more affordable end of the Ajax detached market. There’s no live Durham stats block yet, so treat these as the current benchmark.
Be realistic: you drive to Ajax GO on the Lakeshore East line, then it’s roughly 50 to 60 minutes to Union, with trains about every 30 minutes. By car the 401 is minutes north, and the toll-free 412 links up to the 407. Most households here run two cars.
Yes, and that’s the whole point. Beaches, parks, the Waterfront Trail and family-sized homes, with both public and Catholic schools nearby.
If you want the lake at your doorstep and a calmer, residential pace, yes. If you need transit at your door or a lively night out, this will frustrate you.
Around the Neighbourhood
Cultural landmarks: the William A. Parish Waterfront Trail, over seven kilometres of Lake Ontario shoreline path that forms part of the Great Lakes Waterfront Trail and the Trans Canada Trail, plus the Ajax Community Centre on Centennial Road.
Hot local spots: this is a residential, beach-first pocket rather than a restaurant row… the sit-down dining is up on Harwood in central Ajax.
Parks & green space: Paradise Beach and Ajax Waterfront Park right on the lake, and the Carruthers Creek Marsh for birdlife at the east end of the waterfront.
Your Typical Neighbour
South East mixes long-settled households in the older Pickering Beach grid with younger families in the newer Carruthers Creek builds. Ajax as a whole is one of the more diverse municipalities in the GTA, with a median household income around $119,000, comfortably above the provincial figure. StatCan doesn’t break these out at the community level, so these are Ajax municipality numbers.
What We Love
The lake. Few GTA communities put a real beach, a creek marsh and a seven-kilometre waterfront trail this close to attainable detached houses. It’s genuinely walkable down by the water, the streets are quiet, and you get more house and yard for your money than comparable lakefront closer to Toronto.
What We Don't Love
You’ll need a car, and probably two. The 401 runs along the north edge, so some streets catch highway hum. Because the waterfront is the amenity, day-to-day shopping and dining mean a drive up to Harwood. And the lake giveth and taketh: shoreline erosion is a real, actively managed issue along this stretch.
Real Estate
Mostly detached houses, from modest postwar and infill homes in the old Pickering Beach streets to larger two-storeys in the Carruthers Creek subdivisions, with some freehold towns mixed in. Transit
Car country with a commuter-rail backstop. Ajax GO on the Lakeshore East line runs about 50 to 60 minutes to Union. Durham Region Transit covers local routes, and the 401 plus the toll-free 412 (which connects to the 407) handle the rest by car.

South East Ajax is served by the Durham District School Board and the Durham Catholic District School Board. Ajax options include Ontario Street, Applecroft and Bolton C. Falby public schools, J.
