Welcome To Eastdale (Oshawa)

Eastdale is a green, established neighbourhood in the east end of Oshawa, named for the collegiate at its heart. It’s largely residential, threaded by the Harmony Creek valley and its trail, with housing that runs from 1960s and 70s detached and semi homes and townhome complexes to newer two-storeys built east of Harmony Road.

Like its neighbour Donevan to the south, Eastdale trades on mature trees, ravine green space and family-friendly quiet rather than flash. It’s a settled east-Oshawa neighbourhood at a mid-market price, close to the 401.

Eastdale Oshawa FAQs

East Oshawa, around Harmony Road and Adelaide Avenue, following the Harmony Creek valley.

Mid-market for Oshawa, with a spread from older homes to newer east-of-Harmony builds. Mostly detached and semi homes plus townhomes. Early 2026 averaged about $752,000, with a median near $690,500 (Q1 2026 TRREB figures). The gap between average and median hints at a few pricier newer homes pulling the average up.

The 401 is south, and Oshawa GO on the Lakeshore East line is a drive west, about an hour or a bit more to Union. Durham Region Transit covers Harmony and Adelaide.

Very much the point: Harmony Creek green space, a run of neighbourhood schools, parks and quiet streets.

If you want mature, green and family-oriented at a fair price, yes. Transit-first commuters and new-build hunters will find it dated in parts.

Around the Neighbourhood

Cultural landmarks: Eastdale is residential first, anchored by Eastdale Collegiate and Vocational Institute and the Harmony Creek valley that runs through it, rather than major civic attractions.

Hot local spots: plaza restaurants and cafes along Harmony Road and Adelaide Avenue.

Parks & green space: the Harmony Creek valley trail running the length of the neighbourhood, plus neighbourhood parks and wooded areas.

Your Typical Neighbour

Established and family-heavy, mixing long-time owners with newer buyers in the east-of-Harmony builds. City-wide, Oshawa had about 131,000 residents in 2021, a median age near 39 and a median household income around $86,000. Community-level figures aren’t broken out separately, so these are City of Oshawa numbers.

What We Love

The ravine. Harmony Creek gives the neighbourhood a green spine with a trail you can actually use, and the mix of older streets and newer east-side builds means more choice than a single-vintage subdivision. Solid family schools and mid-market prices round it out.

What We Don't Love

Much of the housing is 1960s and 70s and shows its age unless updated. It’s car-dependent, with no walkable core, and the newer east-of-Harmony builds carry a clear premium over the older stock. Steady rather than lively.

Real Estate

A mix: 1960s and 70s detached and semi homes and townhome complexes, plus newer two-storeys east of Harmony Road that lift the top of the market. Value sits in the older, well-kept homes. New to the market? Start with our First-Time Buyer guide.

Transit

Car-first. The 401 is south, Oshawa GO on the Lakeshore East line is a drive west (about an hour to Union aboard), and Durham Region Transit runs Harmony and Adelaide. The 407 and 412 are north.

Schools

Eastdale is served by the Durham District School Board and the Durham Catholic District School Board. The neighbourhood’s secondary school is Eastdale Collegiate and Vocational Institute (DDSB), with several Durham public and Catholic elementary schools nearby.
