Donevan sits in Oshawa’s southeast corner, running from downtown east toward the Clarington line, with Highway 401 along the bottom and King Street East across the top. The pitch here is space and stability at a mid-range Durham price. You get an established neighbourhood with a recreation complex, a golf centre and more than a dozen parks, without the price tag of the newer subdivisions to the north. Be realistic: Oshawa GO on the Lakeshore East line is a short drive southwest, running roughly 65 to 70 minutes to Union. Highway 401 runs along the south edge of the neighbourhood, so it’s an easy on-ramp for drivers.

This is the reason to be here. Mature streets, the Harmony Creek valley and trails, more than a dozen parks, the Donevan Recreation Complex and a range of schools. It’s a settle-in-and-stay kind of place.

If you want an established east-end family neighbourhood with green space and a fair price, yes. If you want new construction or walk-to-transit downtown living, look elsewhere in the city.

Donevan leans toward established families and long-tenured owners, with mature homes changing hands as older residents move on and younger families move in. Community-level census figures aren’t broken out cleanly, so we’re using municipal numbers: Oshawa’s population reached 175,383 in 2021, up 10 percent from 2016, with a median age around 39 and a median household income near $86,000. Expect Donevan to track close to or a touch above the city median given the detached, family-owned housing.

What We Love

The green space is the standout. The Harmony Creek valley cuts a wooded ribbon through the neighbourhood, so a lot of homes back onto or sit near real ravine and trail, which is rare at this price. Add the recreation complex, the golf centre and a genuine stock of mature parks, and it’s an easy sell for families who want room to breathe. Prices are fair for what you get: established detached homes without the premium of the newer north-end subdivisions.

What We Don't

Be honest: the housing is older, so expect to budget for updates on many listings, and layouts can feel dated next to a new build. There’s no GO station in the neighbourhood, so the commute means a drive to Oshawa GO and an hour-plus to Union. The 401 along the south edge is convenient but noisy on the streets closest to it. And this is a quiet, residential pocket, not a night-out destination.

Real Estate

Donevan is mostly established detached homes, from post-war bungalows near the west end to larger two-storeys, with a scattering of semis and townhomes. Donevan is car-first, with Highway 401 running along its southern edge for a quick route west or east. Oshawa GO on the Lakeshore East line is a short drive southwest, running roughly 65 to 70 minutes to Union. Durham Region Transit covers local routes, and the 407 to the north opens up the rest of the GTA by car.

Schools

Donevan is served by the Durham District School Board and the Durham Catholic District School Board, with public options including Beau Valley Public School in the east end and secondary schools such as Eastdale Collegiate and G.L.
