Welcome To Duffin Heights (Pickering)
Duffin Heights is the newest established neighbourhood in Pickering… construction only began around 2012, and it’s still going. It runs along Brock Road in the city’s north end, bounded by West Duffins Creek, the CP rail line, the Ajax border and the hydro corridor, and it’s built almost entirely from modern townhomes and two-storey detached houses. Over half the homes here went up between 2011 and 2016 alone.
The population matches the housing: young, diverse and growing fast, with more kids under ten than almost anywhere else in the city. This is where Pickering’s next generation of families is actually landing… at prices the older detached neighbourhoods stopped offering years ago.

In Q1 2026 the community averaged $691,857 with a median of $634,500 across 14 TRREB sales. Townhomes and stacked towns drive the volume at those numbers; the detached homes trade higher.
Budget for it. Pickering GO is a 10-to-15-minute drive south down Brock Road, then about 45 minutes to Union on the Lakeshore East line. Drivers have a rare luxury: both the 401 to the south and a 407 interchange at Brock Road to the north, which makes cross-GTA commutes far more flexible than the location suggests.
It’s practically engineered for them. Six in ten households are families with kids, the housing is new, and the parks came with the subdivision. What it lacks is the mature-neighbourhood extras… big trees and long-standing local institutions take decades, not phases.
If you want a new-build home, a young community and highway flexibility, yes. If you want finished streetscapes, mature trees and local shops you can walk to, give it another decade or pick an older neighbourhood.

Cultural landmarks: the Pickering Golf Club sits on the neighbourhood’s east side, and the Seaton Hiking Trail runs through the West Duffins Creek valley on the west… the landmarks here are green, not built.
Hot local spots: still thin on the ground, which is the honest truth about a neighbourhood this new… the Brock Road corridor south of the hydro lands covers errands.
Parks & green space: neighbourhood parks with playgrounds, sports fields and a dog park are woven through the subdivisions, with the East Duffins Creek tributaries and woodlands preserved between phases and the Seaton Hiking Trail for longer walks.

Duffin Heights is young and notably diverse… a first-home and second-home crowd, heavy on young families and recent immigrants, with almost a quarter of residents under 15. Across Pickering as a whole, the 2021 Census counted 99,186 residents with a median household income around $118,000.

What We Love
New housing stock without new-community isolation: you’re 10 minutes from the established city, not 40. The double highway access (401 and 407 via Brock Road) is genuinely rare in Durham. And the creek valleys and Seaton Hiking Trail mean the green space is real, protected and already there.
What We Don't Love
It’s still a work in progress… active construction, unfinished blocks and the dust that comes with them. The hydro corridor and Brock Road traffic are permanent neighbours. And the local amenity scene hasn’t caught up to the population yet, so most errands and every good dinner involve a drive.
Real Estate
Duffin Heights trades mostly in freehold and stacked townhomes plus newer two-storey detached homes… roughly nine in ten homes here are owned, and almost everything is under 15 years old. Transit
Durham Region Transit runs along Brock Road, connecting south to Pickering GO (about 45 minutes to Union on the Lakeshore East line). Drivers get the 407 at Brock Road heading north and the 401 heading south… the flexibility is the perk.

Duffin Heights is served by the Durham District School Board and the Durham Catholic District School Board, with nearby options including Valley Farm PS for elementary, Pine Ridge SS for secondary, and St. Wilfrid Catholic School and St. Mary Catholic Secondary School on the Catholic side.
