Heritage charm oozes on all 3 levels in this spacious, family home. The love at first sight begins with the sunny, south facing front porch. This is the perfect spot to enjoy a morning coffee as the kid’s walk to school, or cozied up with an evening glass of wine.

As you enter the house, you’ll notice how open and airy it feels despite having a more traditional floor plan. Oversized windows, tall baseboards, beautifully maintained oak strip hardwood flooring, original pocket doors, and numerous heritage design details can be found throughout. To the right of the entrance is a bright living room that leads to the formal dining room. The spacious kitchen can be found at the back of the home. This recently refreshed area features two toned cabinetry, loads of storage space, a picturesque coffee bar and a walkout to the backyard. Each of these spaces’ privacy and division are ideal for both everyday living and entertaining. Keep the pocket doors open to allow your guests to mingle on the main floor, or host a wine and book club night in the dining room while your children watch television in the living room. The possibilities are limitless.

On the second floor you have three bedroom spaces and the 4-piece bathroom. The roomy primary bedroom features a built-in storage system, closet, and gorgeous neighbourhood views thanks to its large windows. The other two bedrooms are equally as comfortable in size and can accommodate your families needs. Need a home office? Guest room? Kid’s room? You got it.

And it gets even better. Welcome to the bonus floor. This HUGE additional level is perfect for a 4th bedroom, playroom or additional rec room. With great ceiling height, pot lighting and numerous skylights there is so much space to enjoy here.

Finally, we would be remiss if we did not mention the not one, but two parking spaces off the back of the house. The beauty of this vibrant neighbourhood in the desirable Earl Kitchener school catchment (Bonjour, French Immersion!) can mean limited street parking during popular events like “Saturdays UnLocked”. But you’ve struck gold at 266 Bold St.

5 Things We Love

  1. The Heritage Details – Tall baseboards, original pocket doors, an ornate bannister, and hardwood flooring are just a few of the numerous features in this century home.
  2. The Bonus Space- The finished, third floor loft space is huge and private, with loads of opportunities to personalize to suit you and your family.
  3. The Location – Situated in the fantastic Kirkendall community, your front door is less than 250m from some of the best food and shopping on Locke St
  4. The Light – The numerous oversized windows throughout the space fill the halls with gorgeous natural daylight.
  5. The Parking- Enjoy two off street parking spots in an area where street parking is in high demand. You’ll thank us later.

About Kirkendall

Kirkendall is a tight-knit community bolstered by its highly walkable nature.  The shops and restaurants on Locke Street South are almost entirely local, smaller businesses with the exception of a certain large coffee chain that rhymes with Marbucks.

Kirkendall is a super desirable area with a mix of housing types available in different pockets (and at different price points). Single family homes are the predominant style south of Aberdeen (with exceptions, of course). The area north of Aberdeen is a blend of single family homes, new condos, condo conversions and multi-unit residential properties.

To the south the neighborhood borders on the Niagara Escarpment, which makes for some stunning vistas plus plenty of opportunities to get outside and get active, including entrances to the Bruce Trail and the Chedoke Radial Trail, along with the Chedoke Stairs to the top of the escarpment. There are a number of parks and playgrounds to help little ones burn off some energy.

Commuters love this area because of the quick access to the 403 via Aberdeen Ave, and the area is well served by transit with regular bus service.
