Northwest Ajax is the town’s newest frontier, the run of subdivisions north of Rossland Road toward Taunton, out toward the Pickering border. This is where you find the biggest, newest detached houses in Ajax, on the kind of family streets that were farmland not long ago. It’s the priciest corner of the Ajax market for a reason: newer stock, larger lots and easy access to the 407 for drivers heading across the top of the GTA.

It’s a move-up community, not a starter one, and it’s unapologetically suburban. You come here for space, a new-build floor plan and a quiet street, not for a walkable main street or a short train ride. Q1 2026 saw 31 sales, at prices well above the town average.

This is the top of the Ajax market. In Q1 2026, homes here averaged about $995,500, with a median around $1,018,000 (TRREB, Q1 2026 figures). There’s no live Durham stats block yet, so treat these as the current benchmark.

Plan for a drive. There’s no GO station up here, so you head south to Ajax GO on the Lakeshore East line, then about 50 to 60 minutes to Union. The 407 across the top of town is the bigger draw for drivers, with the toll-free 412 linking down to the 401. Two cars is the norm.

Very much so. Newer schools, larger homes, parks built into the subdivisions and quiet streets are the entire pitch.

If you want a newer, larger home and a calm suburban street, yes. If you want walkability, transit at your door or a short commute, this is the wrong end of town.

Around the Neighbourhood

Cultural landmarks: this is a newer residential quadrant rather than a landmark district, so the community hubs are the local schools, parks and plazas rather than a historic core.

Hot local spots: dining and shopping run to the plazas along Taunton Road and the wider Ajax retail on Kingston Road and Harwood. 

Parks & green space: subdivision parks throughout, with Greenwood Conservation Area and its Duffins Creek trails a short drive north, off the Westney Road exit of the 401 near Taunton.

Northwest Ajax skews to move-up families: dual incomes, kids in the local schools, two cars in the driveway. Ajax is one of the more diverse municipalities in the GTA, with a median household income around $119,000, above the provincial figure, and the newer, higher-priced streets up here tend to sit at the upper end of that. StatCan doesn’t break these out at the community level, so these are Ajax municipality numbers.

What We Love

The houses. If you want newer, larger detached homes with modern layouts and a bit of yard, this is the best supply in Ajax. Streets are quiet, schools are newer, and the 407 makes cross-GTA driving straightforward. For families outgrowing an older or smaller home, it’s the natural move-up.

What We Don't

You pay for all that newness: this is the most expensive part of Ajax, and you’ll need two cars. It’s car-dependent for everything, with no walkable core and no GO station nearby. And like any growth area, the northern edge is still being built out, so expect ongoing construction, mud and changing sightlines for a few more years.

Real Estate

Overwhelmingly newer detached houses, larger two-storeys on subdivision lots, with a supporting cast of freehold townhomes. Transit

Firmly car country. The nearest rail is Ajax GO on the Lakeshore East line to the south, about 50 to 60 minutes to Union. Durham Region Transit covers local routes, and the 407 across the top of town, plus the toll-free 412 down to the 401, are the real advantage here for drivers.

Schools

Northwest Ajax is served by the Durham District School Board and the Durham Catholic District School Board, including newer schools built for the growing north end. Ajax options include Ontario Street, Applecroft and Bolton C. Falby public schools, J. Clarke Richardson Collegiate and Pickering High School, plus Notre Dame Catholic Secondary School.
