Forest Hill South sits in midtown, roughly south of Eglinton, west of Avenue Road and Oriole Parkway, and east of Bathurst, with Forest Hill Village at Spadina and Lonsdale as its centre. It is one of the older planned pockets in the city… when most of these houses went up in the 1920s and 1930s, the area’s building rules required that each home be designed by an architect and that a tree be planted on the lot. A century later, that shows. The streets are wide, the canopy is mature, and the houses are large, detached, and expensive.
This is a quiet, residential, family-heavy neighbourhood, not a night-out destination. The draw is the combination of big lots, ravine access, and some of the most recognizable private schools in the country within walking distance. What is new… as of February 2026, Line 5 Eglinton (the Eglinton Crosstown LRT) is finally running, and Forest Hill station at Eglinton and Forest Hill Road puts rapid transit at the north edge of the neighbourhood for the first time.

This is one of the priciest neighbourhoods in Toronto, and the housing stock skews heavily to large detached homes. Detached houses generally run from the low millions into the high single-digit millions and beyond for renovated or estate-sized properties. Yes, and that is most of the appeal. The pull is space, parks, and schools… Upper Canada College and The Bishop Strachan School are both on Lonsdale Road, and the public school catchments are strong. It is a calm, residential area rather than a lively one, which is exactly what most buyers here want.
The St. Clair West and Eglinton West (Cedarvale) subway stations on Line 1 sit just off the edges of the neighbourhood, and the new Line 5 Eglinton stop at Forest Hill adds an east-west option. By car, Avenue Road and Bathurst feed you south toward downtown, though both slow to a crawl at rush hour.
Walkable to Forest Hill Village for coffee, groceries, and errands, and to the ravine trails… less so for anything beyond that. This is a neighbourhood where most households still rely on a car for bigger trips. Day to day, you can walk to a cafe and the park, but it is not a dense, everything-at-your-door pocket.
Most homes have private driveways and garages, so parking is rarely the headache it is in older downtown neighbourhoods. On-street parking around Forest Hill Village is metered and limited, so plan around it if you are heading to the shops at a busy hour.
Around the Neighbourhood
Cultural landmarks: Upper Canada College (200 Lonsdale Road) and The Bishop Strachan School (298 Lonsdale Road), two of the country’s best-known independent schools, both walkable from the village and woven into the identity of the area.
Hot local spots: Cafe Landwer at 383 Spadina Road for all-day brunch and coffee, Second Cup in Forest Hill Village, Pizza Banfi for a long-running neighbourhood Italian, and Sofra Forest Hill on Spadina for Mediterranean. Forest Hill Village itself, the short retail stretch of Spadina around Lonsdale, covers most day-to-day errands with grocers, pharmacies, salons, and specialty food shops.
Parks & green space: Cedarvale Ravine, with its winding path, cattail marsh, and connection down to Cedarvale Park, is the big one. The Beltline Trail (the Kay Gardner Beltline section) runs along the old rail right-of-way for walking and cycling. Just south at St. Clair and Spadina, Sir Winston Churchill Park sits atop the reservoir with 10 lit tennis courts, an off-leash dog area, a playground, and a running loop.

What We Love
The trees and the lots. The building rules from a century ago left the neighbourhood with a mature canopy, wide streets, and houses that actually have room around them. Add walkable ravine trails, Forest Hill Village for daily errands, and a short walk to schools families specifically move here for, and the appeal is obvious.
What We Don’t Love
It is expensive and it is quiet… that is the trade. There is very little entry-level housing, so this is not a neighbourhood you buy into cheaply. Nightlife and dining are thin compared to neighbourhoods to the south, the village is small, and you will rely on a car for most trips beyond the immediate area. Avenue Road and Bathurst both back up at rush hour.
Real Estate
Forest Hill South is a detached-home neighbourhood at heart, and inventory is limited and tightly held, so when the right house comes up it tends to move. Pricing is among the highest in the city. If you are weighing it against nearby midtown options, it is worth comparing with the rest of Forest Hill and the more attainable, condo-and-semi-friendly Chaplin Estates just to the east. Transit
The neighbourhood is bracketed by Line 1 subway stations… St. Clair West to the south and Eglinton West (Cedarvale) to the northwest. As of February 2026, Line 5 Eglinton (the Eglinton Crosstown LRT) is now running, and the Forest Hill station at Eglinton and Forest Hill Road adds a fast east-west connection along the top of the neighbourhood. Avenue Road, Bathurst, and Spadina carry buses and car traffic south toward the core.
