Welcome To Meadowvale

Meadowvale is one of Mississauga’s original planned communities, in the northwest corner of the city, built in the 1970s around Lake Aquitaine and its network of trails and parks. It’s a green, quiet, car-friendly suburb that does the fundamentals well… good schools, big parks, a town centre, a GO station and easy highway access. It suits families and commuters who want space, trees and a manageable run to Toronto, and who aren’t looking for a walkable main-street scene.

Set your expectations correctly and Meadowvale delivers. This is not a patio-and-espresso neighbourhood… it’s cul-de-sacs, backing-onto-a-ravine houses, and a rec centre with a pool. What it lacks in downtown energy it makes up for in trails, value and calm.

Meadowvale FAQs

In the far northwest of Mississauga, roughly bounded by Winston Churchill Boulevard, Derry Road and the Streetsville area, built around Lake Aquitaine and the Meadowvale Town Centre. Streetsville sits to the east and Lisgar and Churchill Meadows are the newer communities nearby.

As a rough guide, condos and townhouses tend to run from the mid $500Ks to the mid $700Ks, semi-detached homes land roughly in the $850K to $1M range, and detached homes, the bulk of the market, generally run from around $1.1M to $1.5M depending on size, lot and backing. Yes, families are the core of Meadowvale. Good schools, a lot of parks and trails, the lake, a community centre and quiet streets are exactly what it’s built for. Singles and young professionals who want nightlife will find it sleepy.

The Meadowvale GO station on the Milton line runs into Union, MiWay buses feed the Meadowvale Town Centre terminal, and the 401, 403 and 407 are all close for drivers. The Milton line is the main rail option, so check the schedule against your hours.

Within a pocket, for the trails and a school run, yes. For shopping and errands it’s a drive or a bus to the town centre and the plazas. This is a suburb that assumes a car.

No. Driveways and garages are standard, which is part of the point compared with the old city.

Around the Neighbourhood

Cultural landmarks: the Meadowvale Theatre near the town centre is the local performing-arts venue, and the Meadowvale Community Centre and library anchor the civic side.

Hot local spots: the retail here is plaza and town-centre rather than main street… Meadowvale Town Centre handles the day-to-day, with the shops and restaurants of nearby Streetsville a short drive for a village feel.

Parks & green space: Lake Aquitaine and its trail are the heart of it, with Lake Wabukayne, the Meadowvale Conservation Area and the Osprey Marsh wetlands filling in the green.

Your Typical Neighbour

Meadowvale is established, family-oriented and diverse, reflecting Mississauga as a whole… a mix of long-time owners who bought in the original build and second-generation families and newcomers who’ve moved in since. Ownership is high, homes are largely detached and semi-detached, and household incomes sit around the Mississauga average. It’s a settled suburb where people stay and kids grow up.

What We Love

The green is the best part… Lake Aquitaine, Lake Wabukayne and the trail system make this feel like a suburb built around nature rather than around a mall. The schools are a genuine draw, the housing gives you space and a yard for less than comparable stock closer to Toronto, and the GO and highways make the commute workable. For a family, the fundamentals are all here.

What We Don’t Love

It’s quiet, and for some that reads as dull. There’s no walkable main street, so you drive for most things, and the 1970s and 80s housing stock can feel dated inside without renovation. The Milton GO line runs less frequent all-day service than the busier corridors, so the commute depends on your schedule. Suburban trade-offs, honestly stated.

Real Estate

Meadowvale is mostly detached and semi-detached homes from the 1970s and 80s on decent lots, many backing onto ravines, trails or the lakes, with pockets of townhouses and low-rise condos near the town centre. Original-owner homes come up needing updating and draw renovators; updated homes sell at a premium. Inventory is steady rather than scarce. New to the market? Start with our First-Time Buyer guide.

Transit

The Meadowvale GO station on the Milton line runs into Union Station, MiWay buses feed the Meadowvale Town Centre terminal, and the 401, 403 and 407 are all within easy reach for drivers. Rail here is the Milton line only, so match the schedule to your commute.
