Cultural landmarks: Lakeview Park on the waterfront; the Oshawa Museum inside it, three restored 19th-century houses (Henry, Robinson and Guy); and Oshawa Harbour at the mouth of the Oshawa Creek.

Hot local spots: The Jube, the pub and patio next to Lakeview Park with a view of the beach, and Chronicle Brewing, an Oshawa craft brewery.

City-wide, Oshawa had about 131,000 residents in 2021, with a median age around 39 and a median household income near $86,000, below the GTA average. What We Love

You’re minutes from a real Lake Ontario beach and the Waterfront Trail, in a city where most neighbourhoods are landlocked subdivisions. Prices are among the lowest in Durham, so this is one of the few spots near the GTA where a first detached house is still realistic. Lakeview Park itself, with the museum, the pavilion and summer events, does a lot of the heavy lifting.

What We Don't Love

This is older south Oshawa, and it looks it in places… aging housing stock, some tired streets, and the reputation the south end has carried for years. The rail corridor and the 401 are close enough to hear. And the lake is lovely in July, less so when the wind comes off it in February. Do your homework street by street.

Real Estate

Mostly detached houses and bungalows from the mid-20th century, plus semis and a scattering of townhomes, with the odd infill build. It’s an entry-level market by Durham standards, which means real competition for the tidy, updated ones. New to the market? Start with our First-Time Buyer guide.

Transit

No GO station in Lakeview. The Lakeshore East line runs out of Oshawa GO to the west, about an hour to Union. Durham Region Transit covers local routes along Simcoe Street and Bloor, and the 401 sits just north, with the 407 and 412 further up for drivers.

Schools

Lakeview is served by the Durham District School Board and the Durham Catholic District School Board. Local public options include Dr. C.F. Cannon Public School on Cedar Street and Coronation Public School, with Durham Catholic schools nearby. Confirm catchments before you buy.
