A Little Bit of Everything, and a Lot of Personality

Send This Listing To A Friend

With three bedrooms, a beautifully finished basement and parking for two cars, 389 Coxwell Avenue has a lot going for it. But what makes this east-end semi so appealing is how everything comes together. The interiors are bright and welcoming, the layout makes good use of the space, and the finishes have a clean, timeless quality that still feels fresh years after the home’s extensive renovation. Add a backyard, a welcoming front porch, and a neighbourhood full of local favourites, and you’ll find plenty to love about life here.

From the street, the front garden and inviting porch give the house a charming first impression. Step inside and the mood is light and relaxed, with blonde hardwood floors, crisp white walls and an open-concept main floor that feels connected without being complicated. It’s easy to imagine living here, whether you’re hosting friends for dinner, finally getting a moment to sit down with a coffee, or helping one of the kids with their book report (it’s due tomorrow, of course).

The kitchen has its own personality. Warm wood-grain lower cabinets play against glossy white uppers, while a honeycomb tile backsplash adds just the right amount of texture. The long centre island anchors the space, with a built-in sink, plenty of prep room and a natural spot for friends to gather while dinner comes together. Cabinetry and counter space line both sides, so everything has its place without crowding the room. And because the kitchen opens directly to the dining and living areas, you’re always part of the conversation. A window and glass door at the back bring in natural light and a lovely glimpse of the greenery outside.

Upstairs, the primary bedroom feels calm and inviting, with blonde hardwood floors, crisp white walls and a generous window framing the leafy outdoors. Two separate large closets provide welcome storage without taking up valuable floor space. The home’s fresh, understated style continues through the other two bright bedrooms, offering flexibility for family, guests, or a home office.

The full bathroom on this level is equally well considered, with a spacious glass-enclosed shower, a rainfall showerhead and large-format white wall tiles that keep the look clean and bright. A small window brings in natural light, while the dark floating vanity adds a welcome contrast to the otherwise all-white space.

And just when you think you’ve seen everything, the basement comes into play. This is one of the home’s real highlights, and it’s much more than storage for things you don’t use every day. It has comfortable ceiling height, thoughtful built-in storage, and enough flexibility to become whatever you need most: a family room, a movie-night retreat, a playroom, or a comfortable spot to escape the upstairs activity. The full bathroom stands out on its own, with a freestanding soaker tub that adds a little everyday luxury.

One reassuring thing about this home is that its good looks are backed by a history of substantial improvements. Extensive renovations were completed in 2015, with permits and an ESA certificate available for review. The windows were updated in 2015, followed by the roof in 2022 and the furnace in 2023. The home is also well insulated, something you’ll appreciate long after you’ve stopped noticing the finishes. These meaningful improvements have helped create the comfortable, well-maintained home you see today.

Outside, the backyard is bright, with a deck, modern landscaping and greenery lining the fence. At the back of the property, two-car laneway parking is a welcome bonus.

Of course, the neighbourhood is a big part of the story too. 389 Coxwell sits at the eastern edge of Little India and the Gerrard India Bazaar, in a part of Toronto that feels established, eclectic and full of personality. This isn’t a neighbourhood of matching storefronts and carefully curated streetscapes. Longstanding businesses sit alongside newer favourites, and a short walk can lead to a great meal. Green space is close at hand, too. Nearby Greenwood Park offers recreational facilities, including a seasonal ice rink and ball fields; Fairmount Park offers more space to spend time outdoors, and Monarch Park and its popular outdoor pool offer more options just north.

Living on Coxwell means living on a well-connected thoroughfare with serious upside. The streetcar stops nearby at Coxwell and Gerrard, and the subway at Coxwell Station is within walking distance. Even the rear laneway offers a different side of neighbourhood life, with children gathering to play on the side street at its end.

389 Coxwell works so well because of its thoughtful finishes and everyday practicality. The kitchen is made for cooking, the basement gives you room to spread out, the two full bathrooms make daily routines easier, and the backyard and two-car parking round out the picture. It’s a home with many important pieces already in place, so you can settle in and enjoy what comes next.

5 Things We Love

  1. The important updates are already done. Extensively renovated in 2015 with permits, this home has a fresh, timeless look that’s aged beautifully. Add a newer roof (2022), furnace (2023), and good insulation, and you get plenty of reassurance behind those good looks.
  2. The basement is a standout. Cozy, comfortable and surprisingly spacious, with good ceiling height and clever built-in storage. It’s the kind of space you’ll actually want to spend time in, and the full bathroom with its freestanding soaker tub makes it even better.
  3. There’s outdoor space on both sides of the house (and parking for two!). A welcoming covered porch and well-kept front garden make a lovely first impression, while the bright backyard has a deck, greenery and modern landscaping. Two-car laneway parking is the practical bonus you’ll appreciate every day.
  4. There’s a lot to love about this kitchen. The mix of warm wood-grain cabinets, glossy white uppers and honeycomb tile gives it plenty of personality without feeling busy. It has loads of storage, counter space on both sides, and a big centre island that’s perfect for prepping dinner or catching up with friends over a glass of wine. And with the dining and living areas right next door, everyone can hang out together.
  5. It’s bright, cheerful and easy to make your own. Blonde hardwood floors and crisp white walls create a light, welcoming backdrop, while three bright upstairs bedrooms give you flexibility for sleeping, working from home or a little of both.

3-D Walk-through

About Greenwood-Coxwell

Greenwood-Coxwell is one of those east-end neighbourhoods that gets more interesting the more time you spend here. Something is always happening along Gerrard, the food options are ridiculously good, and a real mix of people, cultures, and businesses gives the area its personality. It’s walkable, wonderfully eclectic, and full of places locals have been going to for years, alongside newer spots quickly becoming neighbourhood favourites.

A lot of that character comes from Gerrard India Bazaar, one of Toronto’s most beloved cultural pockets. Stretching west from Coxwell, Little India has been a destination for South Asian food, shopping and culture for decades. Restaurants, grocery stores, sweet shops, and colourful storefronts make Gerrard a fun street to explore, whether you’re on a specific shopping list or just in the mood for a wander.

And the food? There’s a lot to work through. Lahore Tikka House has been a neighbourhood institution for years, and Leela Indian Restaurant is another favourite along the Bazaar. Just east of Coxwell, Lake Inez is the kind of place people travel across the city for, while Puerto Bravo brings Mexican food to the mix. Lazy Daisy’s Cafe is a go-to for breakfast, brunch and coffee, and Godspeed Brewery, farther south on Coxwell, is a great spot to meet friends for a beer. There’s enough variety around here to keep dinner plans interesting for a very long time.

Fairmount Park has two ball diamonds, a multipurpose sports field, five outdoor tennis courts, a wading pool, a children’s playground and a natural ice rink in the winter. At the east side of the park is the Fairmount Park Community Centre and an indoor swimming pool. Greenwood Park is another neighbourhood favourite, and it’s a big part of what makes the area so enjoyable. With plenty of green space it’s home to seasonal farmers market, ice rink/trail, outdoor pool, and baseball diamonds. Further north, Monarch Park and Monarch Park Stadium offer even more ways to get outdoors and stay active. Having these parks woven into the neighbourhood makes a difference, especially when the weather’s good and everyone agrees getting outside is a good idea.

Then there’s the location within the east end. The Danforth is to the north, Leslieville and Queen East are to the south, and the Beaches are farther southeast. Each has its own restaurants, shops and places worth exploring, so there’s always another neighbourhood to wander through when the mood strikes. The Gerrard streetcar and Coxwell bus also make it easy to connect with the subway and the rest of the city.

But what really makes Greenwood-Coxwell feel like Greenwood-Coxwell is the everyday mix of it all. Residential streets, independent businesses, longtime neighbourhood institutions, different cultures, and familiar faces at local cafés all contribute to a place that feels lived-in and well-established. History is here, and it’s still part of daily life.

It’s the kind of neighbourhood where favourite spots become regular routines, there’s always another restaurant to try, and a walk along Gerrard rarely feels boring. For people who love Toronto’s east end for its diversity, great food, independent businesses and strong neighbourhood character, Greenwood-Coxwell has plenty to love.
