Step through the cheery yellow door of this 2+1 bedroom semi and you’re instantly transported to a home with that magazine-spread feel. The perfect balance of turn of the century and modern, it has countless little moments of design that pull you in and leave you craving more.

Big windows flood the rooms with natural light, while hits of colour set the tone for this ultra-livable space. There is great flow through the dining room, living room and into the kitchen with stunning ash hardwood floors installed in 2018. Stylish light fixtures throughout the home add to the modern feel in perfect contrast to the painted brick and crown moulding. The whole home was repainted in 2018.

The kitchen has a new oven and dishwasher ( 2019), and new cooktop (2021), and an incredible backsplash, lots of storage and big french doors to the backyard.

Upstairs, there are currently two bedrooms and an open family room. The primary bedroom has fantastic windows with room to set up a reading nook. There is a recessed space for storage, so your dresser doesn’t take up floor space and a closet. The 2nd bedroom has a juliette-balcony-like door. And the family room has a rough-in for water. You could convert to a 3rd bedroom or create the ultimate primary suite, turning this space into a spa-bath, or leave the family room as-is!

Downstairs, the current owners, who are both composers, have built a recording studio. But you could use the finished space for whatever you want…perhaps a private home office? The furnace is just 6 yrs old, and the A/C was replaced 2.5 years ago. Also, the roof was redone about 5 years ago.

The backyard, fenced on two sides, is open to the lane, has a fab deck for gathering, when that’s a thing again. There is space to park, or you could opt for street parking and keep the whole yard for you to enjoy.

The neighbourhood is safe and the owners keep their grills and kayak and outdoor furniture all in an open space with no fear of theft. There is a little covered area with a deck that can be used year round for BBQ or entertaining. It’s very quiet. The street itself is a narrow one way and clusters of homes – old, new and renovated – collide giving it that true Queen West neighborhood feel!

5 Things We Love

  1. The facade of the home is a great indicator of what you will find inside! You are welcomed by a bright yellow door with a lovely little garden out front.
  2. It’s naturally bright!  BUT also there are new electrical outlets, light switches with dimmers and light fixtures throughout to create the ambiance you desire.
  3. The bathrooms are very unique – just another example of livable design.
  4. The backyard offers parking OR park on the street and you have plenty of room to entertain! The back deck is great for entertaining and dining and the neighbourhood is very safe. There is room for a little urban garden as well!
  5. The second floor is quite versatile – currently 2 bedrooms with an open family room area (with rough-in for water). Convert back to 3 bedrooms, potentially set up an exceptional suite, or enjoy it as the current homeowner has!

About Brockton Village

Residents of ‘the village’ are often people who were looking for something different. Maybe even, at first, somewhere that was a little ‘quieter’ with fewer ‘bells’ and ‘whistles’. A neck of the woods that rejected pretense in favour of the casual and unique. What can now be seen are modern renovations, additions, and new builds that have changed the landscape but not the vibe. Brockton, which has long drawn artistic types, is  constantly reinventing itself – such is the way of a neighbourhood with a creative spirit. But, not in an effort to ‘keep up with the Joneses’…in pursuit of creating something more beautiful than what was there before. With great restaurants, interesting shops and galleries, there is always something new to eat, drink, explore or admire here.
