What We Love

The location-to-quiet ratio. Woodlands sits minutes from the 401, two GO stations and the lake, yet the residential streets are genuinely calm, with mature trees and lots that newer Pickering can’t match. Having a major high school, a library and a community centre inside a neighbourhood this small is a quietly excellent deal for families.

What We Don't

It’s squeezed between a rail line and a 14-lane highway, and on the wrong day you’ll hear both. The Kingston Road strip is more functional than charming. And with a market this small… four sales in a quarter… buying here is a waiting game: the house you want may simply not come up this year.

Real Estate

Woodlands is mainly two-storey detached houses on large lots, with some townhome complexes adding (relatively) affordable options. Q1 2026 TRREB figures put the average around $935K and the median at $967K, on just 4 sales… expect the stats to jump around, and judge value house by house. New to the market? Transit

Durham Region Transit runs along Kingston Road, including the 900-series routes toward Pickering GO. The train is about 45 minutes to Union from Pickering GO on the Lakeshore East line, with Rouge Hill GO as the alternate. Drivers have the 401 at Whites Road, effectively at the neighbourhood’s front door.

Schools

Woodlands is served by the Durham District School Board and the Durham Catholic District School Board. Dunbarton High School is in the neighbourhood itself, and St. Mary Catholic Secondary is nearby on Whites Road; elementary catchments vary by address, so confirm with the DDSB and DCDSB school locators.
