Windfields is north Oshawa’s newest big neighbourhood, built over the last fifteen years on the former Windfields Farm, the legendary thoroughbred operation that bred Northern Dancer. Today it’s better known for what sits at its centre: Ontario Tech University and Durham College, which give this end of Oshawa a younger, student-and-faculty energy you won’t find in the older parts of the city.
The draw is new housing at Oshawa prices, with the 407 right at the top of the neighbourhood and a growing cluster of shops and services along Simcoe Street. It’s a build-it-fresh community, not a heritage one, and the amenities are still catching up to the houses.

Be realistic: the nearest train is Oshawa GO on the Lakeshore East line, a drive south, running roughly an hour to Union. The upside is the 407, which is right at the north edge and makes crossing the top of the GTA by car straightforward. Most households drive.
Yes, and increasingly so: newer schools, parks throughout the subdivisions, and the recreation and library resources that come with a university district. The student presence also means more rental demand near campus.
If you want a new house, campus-area convenience and easy 407 access, yes. If you want an established main street, a short downtown commute or quiet with no student rentals nearby, weigh it carefully.

What We Love
New houses at prices that still make sense, right next to two post-secondary campuses and the 407. For buyers that combination is rare: you get modern construction and genuine convenience without Toronto pricing. For investors, the student demand near campus is a real feature.
What We Don't Love
It’s a young neighbourhood and it feels like one: thin tree cover, ongoing construction, and retail that’s still filling in. The student rentals that make it attractive to investors can mean more turnover and parking pressure on some streets. And the downtown commute by train is a solid hour, so price that in.
Real Estate
The stock is almost entirely newer: detached two-storeys, semis and a large supply of freehold and condo townhomes, plus purpose-built and investor-owned rentals near campus. Transit
Windfields is car-first, but better connected than most of north Oshawa: Highway 407 runs along the top, the 412 links down to the 401, and Oshawa GO on the Lakeshore East line (about an hour to Union) is a drive south. Durham Region Transit runs frequent service along the Simcoe Street corridor to the campuses.

Windfields is served by the Durham District School Board and the Durham Catholic District School Board, with newer schools including Northern Dancer Public School, plus Catholic options such as St. Anne and St. John Paul II.
