About Tannery Lofts - 736 Dundas Street East, Toronto, ON

The Tannery Lofts is a 7 storey mid-rise building housing 45 authentic hard lofts on Dundas Street East, just west of the Don Valley Parkway. Completed in 2007, the building’s units range in size from 472 up to 873 square feet and feature open-concept layouts that take advantage of the original brick and wood ceilings, and beams with exposed ductwork – all the hallmarks of an authentic hard loft such as this.

Most of the units feature 13-foot ceilings, and with light pouring in from the particularly large windows, they feel airy and larger than the square footage suggests. Most of the units are single floor layouts, though a few two-floor suites do exist some with outdoor space. Granite and stainless steel appliances are the common finishes as they were on offer from the builder, though from an amenity perspective the building is the very model of no-frills, keeping the common element fees modest.

Much has been said on the World Wide Web about the location of Tannery Lofts. Smack dab in the middle of Regent Park, its launch was questioned frequently in early days, with real estate speculation suggesting that it was a risky place to be investing in. Gentrification as a result of the Regent Park redevelopment and preparations for the upcoming Pan-Am games undoubtedly have some of the naysayers smacking themselves for not putting their money in early. That said, values here have really not hit their full stride, and if you’re into the authentic loft vibe, this is definitely worth a look IF a unit should become available!


What We LOVE: Beautiful raw spaces in a classic brick and beam warehouse conversion at reasonable prices. Definitely ahead of the curve, so if you are bullish about the neighbourhood (and there is reason to be) and can wait out the change, there’s room for significant appreciation in the longer term.


What We Don’t: The neighbourhood is still very mixed, somewhat random, and not for everyone. Very few units have outdoor space, and almost none own parking (although there are dedicated spots available to rent behind the building.) Construction in the Regent Park redevelopment across the street is scheduled to continue for some years to come.
