Just the Facts
About the Property
A great start awaits at 1203 Woodbine Ave. This adorable 3 bedroom, 2 bathroom semi-detached home is calling your name. The main floor and upstairs are fully renovated so you don’t need to fix it up to move in. In fact, once you have a look at the kitchen with design-forward grey cabinets, stone counters and coffee nook, you won’t want to change a thing. Fitted with soft close doors/drawers and extra storage with double layer drawers, this is a kitchen that can take whatever you throw at it.
The rest of the home also has a surprising amount of space. Every nook and cranny is functional. You’ll even find a bonus sunroom/mudroom at the back of the house, that leads outside. Set it up as an office with garden views, a sun filled sitting room, or use it for storage.
Outside, you’ll find a remarkable backyard space. It’s the perfect place to relax with a lovely garden and a mix of sun and shade. Fenced in, with a private, sunny deck and sod for gardening or simply lounging around, you’ll be delighted to discover how quiet it is, given that the house is on Woodbine.
Downstairs, the basement is exposed and partially finished. This is the one place you may want to do some work. Need an income suite? Make it so. Man cave, She space, rec room – you can have it. And if you don’t need the additional space, you’ll have all the storage you’ll need.

About the Neighbourhood and Lifestyle
Woodbine Lumsden Corridor is a charming family neighbourhood, with wide tree-lined streets. Plus there’s a little of everything nearby: The beach at Ashbridges Bay, shopping in the Beaches, festivals on the Danforth and the colour of Little India. All doable on transit! The TTC and grocery store, fab restos and cool shops are all steps away.
Davisville village residents are generally young professionals, young couples and single families attracted to the quiet of the area and proximity to services, some nightlife, TTC, major roads and parks. In warmer months many families in the area attend the Davisville Tennis Club (just off Mount Pleasant & Davisville) for racquet sports and lessons. Until recently, Davisville Village residents were also within arm’s reach of Toronto’s exclusive Badminton & Racquet Club, at St.Clair & Yonge, a landmark since 1812. Unfortunately the club was destroyed in 2017, in one of the largest fires in the city’s history (luckily no one was harmed).
