The Broadview Lofts is a popular hard loft conversion located at 68 Broadview, on the north west corner of Eastern Avenue in Toronto’s east end. Registered in 2005, this 7 storey mid-rise houses 154 units in the former Rexall Pharmacy warehouse. The conversion of the building saw two new levels, made mostly of glass and steel, added onto the original 5, blending old and new into a very attractive building. Original cage elevators were preserved, and the water tower atop the building gives an iconic feel to this well-regarded authentic building.

The area surrounding The Broadview Lofts has seen quite a bit of development activity, though few of the new offerings can live up to the authentic feeling achieved in the exposed brick, concrete floors and wood beam and ceilings that exist here. The ongoing revitalization of the West Donlands reflects the massive changes continuing in this neighbourhood, and fortunately for the owners of this building, they show no signs of stopping.

Broadview Lofts, in the Riverside neighbourhood, benefits from a great retail and restaurant strip on Queen Street east of the Don Valley. Cafes and restaurants abound here, and transit is convenient on both Queen Street and Broadview with access to the subway. Important to note is that this fashionable, popular building is surprisingly affordable – compared to newer developments in the area that are harder pressed to convince you of their loft cred, and whose newer status means higher (and unproven) condo fees. If authentic loft living in Riverside is what you’re after, the Broadview Lofts is a prime spot to start your search. Don’t sit on availability though, as it never lasts long!

 

What We : Glass walls in the elevator mean you can watch the century-old guts of the building slide by. To solve the common warehouse conversion problem of lack of outdoor space, the builder incorporated some private rooftop terraces, separate from but associated with individual units.

 

What We Don’t: The beautiful wood-slat ceilings and original floors mean that noise travels more easily than in newer, purpose-built concrete structures. If your upstairs neighbour is wearing heels, you’ll know!
