So maybe you’re a realtor.ca addict. Or maybe you’re just starting to think about buying a home in Toronto. You probably already know that www.realtor.ca can be painful to use. Here’s what you probably don’t know:
- There are limited search functions on realtor.ca – a real estate agent can send you just the listings you want to see
- The newest listings are NOT on realtor.ca. There is a delay between when Realtors have access to a listing (the instant it’s been loaded) and when they become public on realtor.ca. One of our favourite strategies is to take advantage of this by making an offer on a place before the general public has a chance to see it on realtor.ca
- realtor.ca isn’t up to date – many of the properties that appear on the site are in fact already sold (or sold conditionally).
- There is incomplete listing info on realtor.ca. For example, the public listings don’t include: Property taxes, the number of days the property has been on the market, what’s included in condo fees (hydro, heat, cable TV, etc.), the Seller’s ideal possession date, restrictions on pets for condos, approximate size and exposure of the property (north, south, east, west)…among other things.
